Terms and Conditions

Madeira Cottage Booking Terms and Conditions:

Conditions of Hire:

All prices shown are inclusive: there is no supplementary charge for linen, fuel, towels. VAT is not applicable.

We request a security deposit of £200. This is due with your final payment and is to cover the cost of breakages & cleaning above and beyond what is reasonable and/or expected or the loss of house keys. This will be banked but is refundable within 14 days of the end of the letting period.

You will be responsible for any damage done to the property and its contents by yourselves, your guests. Please advise us immediately of breakage or damage during the letting period so that we can remedy them.

The contact name and signatory given on the booking form must be over 21 years of age and agree:

1) to be responsible for the party occupying the property

2) to all the conditions of hire on behalf of all the members of the party.

No booking is binding until confirmed by the owner.

The cottage is to be used only for holiday purposes.

The cottage will comfortably suit 6 people and this maximum number must not be exceeded. We are unable to accept bookings from either all male or all female parties unless by special arrangement. The owners reserve the right to refuse or revoke, before or during the holiday, any bookings from parties considered unsuitable for the property.

The cottage must be vacated by the agreed time of 10.00 on the Friday of departure. Please do not arrive before 3pm in order to allow full cleaning.

Smoking is not permitted anywhere in the cottage.

Pets are not allowed anywhere in the cottage.

Pedal bicycles must be stored in the outside terrace only.

Powered bicycles are not allowed anywhere in the cottage.

Description of cottage:

Whilst every effort has been made to describe the cottage we cannot be responsible for matters outside our control such as the misuse of domestic appliances or plumbing, invasion of pests or damage resulting from exceptional weather conditions.

On receipt of the final payment we will send you acknowledgement and details of final arrangements and key collection.

Payment and Cancellation policy:

A deposit of one third of the total price is required if the booking is made

more than 8 weeks prior to the letting. As this is non-returnable, Cancellation Insurance is strongly advised. The balance is due 8 weeks before the arrival time. We reserve the right to cancel a booking if full payment has not been received by the due date. Any extraordinary banking costs e.g. represented cheques, foreign currency orders, dishonoured cheques, bank transfers, will be borne by the booking party.

Responsibility:

The owners are responsible for providing the cottage in a clean and tidy condition with reasonable steps taken to ensure that all facilities advertised are provided. The hirers of the cottage must ensure that the property is left in a clean and tidy condition. Failure to do so will incur an additional charge.

The hirers are also responsible for the replacement of any article broken or damaged during their occupation of the cottage, including repair of damage to the cottage itself (excluding reasonable wear and tear)

Liability:

The cottage owners do not accept any liability for any neglect, default or act on the part of the owners nor for any inconvenience, injury, accident or loss suffered by any person or to any vehicle or possessions in or about the property from any cause whatsoever.

The cottage owners do not accept any liability for any disruption of tenancy due to surrounding or neighbouring properties of any sort whatsoever. This is to include building works, impairment of views and noise.

The cottage owners do not accept liability or pay any compensation if the cottage becomes unavailable due to" force majeur". These events include storm or weather damage, break in, explosion, fire, flood, which causes destruction or damage to the property making the property not satisfactory for letting.

Local Events:

If for any reason any advertised local event, services or facilities become unavailable the property owners will not hold any responsibility or entertain any requests for compensation.

Complaints:

All complaints should be notified immediately. Please contact the manager (details in cottage) so that the matter can be attended to locally as soon as possible and to ensure the minimum inconvenience to your holiday. The cottage owners will not entertain a complaint once the property has been

vacated. The owners reserve the right to investigate and resolve any problems during tenancy without refund or compensation.

Termination of Contract:

If the booking party fail to adhere to any of the conditions set out above, the property owners reserve the right to enter the property and terminate the tenancy.

Customer Terms and Conditions:

You, the customer, are using Holiday Bookings Online Limited whose Registered Office is 35 Skeggles Close Huntingdon Cambridgeshire PE29 6SN ('we/us') for the purposes of obtaining details of availability and prices of a holiday facility already selected by you and for the purposes of communicating conveniently with the Owner ('the Owner') of that holiday facility.

In consideration of our granting you access to this site it is agreed and declared:

All the information provided on this site is provided and maintained by the Owner and we shall not be liable for any errors mis-information or otherwise arising from your use of it.

Any booking made by you via this site shall constitute an offer [should you wish to withdraw your offer you should liaise immediately with the Owner] by you to the Owner capable of acceptance by the Owner but shall in every case be subject to your payment direct to the Owner of the deposit or full payment for the holiday upon the Owner ís Standard Terms and Conditions which will be shown to you prior to booking. Holiday Bookings Online Limited are not parties to any contract made by you for any holiday facility.
